Growthpoint is seeing some greenshoots in Cape Town in their portfolio, which is AAA to A grade buildings, which are well located.

Our experiencce has been that A grade, such as Westlake, Century City and Tygervalley are still in demand.  The demand is tempered by shorter lease duration, tighter negotiation on rate per m2 and opcost recoveries, as well as beneficial occupation terms
